Gibson Bonongwe agreed to buy Nyasa Farm outside Blantyre from Rennita Sambiri and following the agreement, he paid Renitta K1 million being 10% of the purchase price agreed upon. Gibson has now informed Renitta that he does not want Nyasa farm after all. Advise the parties: (a) Whether Renitta can bring an action to claim specific performance (b) Whether Gibson can recover the K1 million deposit.
